Formula for calculating land transfer tax

Most of the province has his own method to calculate the land transfer tax.

Here is the list of calculation for each province or territory in Canada

Percentage of the Land/Property value

This method applies to: British Columbia, Manitoba, New-Brunswick, Ontario, Prince-Edward Island

Some of these provinces has multiple range of percentage: British Columbia, Manitoba, Ontario and other only have a fixed percentage.

A variation of this method with a fixed price applies to: Alberta, NewfoundLand and Labrador, Northwest Territories, and Saskatchewan.

Nova Scotia gives municipalities the power to set their own Municipal Deed Transfer Tax rates.

Range of percentage

Used by British Columbia, Manitoba and Ontario

For this exemple we use 3 ranges of percentage

When the lowest number used is the Land/Property value, the calculation stops.

Range 1 = Lowest number between (Land/Property value or Range 1 maximum) x ( Provincial rate Range 1 / 100)

Range 2 = Lowest number between (Land/Property value or Range 2 maximum) - (Range 1 maximum) x ( Provincial rate Range 2 / 100)

Range 3 = Lowest number between (Land/Property value or Range 3 maximum) - (Range 2 maximum) x ( Provincial rate Range 3 / 100)
=
Total of transfer tax = Range 1 + Range 2 + Range 3

Calculation exemple

John just bouth a house for 550 000$ in British columbia.

Range 1 = Lowest number between (550 000$ or 200 000$) x ( 1 / 100) = 2000$

Range 2 = Lowest number between (550 000$ or 2 000 0000$) - (200 000$) x ( 2 / 100) = 7000$

Range 3 = Lowest number between (Land/Property value or Range 3 maximum) - (Range 2 maximum) x ( Provincial rate Range 3 / 100)
=
Total of transfer tax = 2000$ + 7000$ + Range 3 = 9000$

Fixed percentage

Used by New-Brunswick and Prince-Edward Island

Property/Land transfer tax = Land/Property value x ( Provincial rate / 100)

Calculation exemple

William just bouth a house for 250 000$ in New-Brunswick.

Property/Land transfer tax = 250 000$ x ( 1 / 100) = 2500$

Alberta (AB)

Base fee of 50$ + 2$/5000$ of the land value.

British Columbia (BC)

  • 1% of $1 to $200 000
  • 2% on the portion $200 000.01 to $2 000 000
  • 3% on the portion $2 000 000.01 to $3 000 000
  • 5% on the portion $3 000 000.01 and more (for residential property)

Manitoba (MB)

  • 0% of $0 to $30 000
  • 0.5% on the portion $30 000,01 to $90 000
  • 1% on the portion $90 000,01 to $150 000
  • 1.5% on the portion $150 000.01 to $200 000
  • 2% on the portion $200 000,01 and more

NewBrunswick (NB)

Basic percentage fee of 1% of the assessed value.

NewFoundLand and Labrador (NL)

Basic fee of 100$ + 0.40$/100$ of actual value of the property over 500$

Nova Scotia

Percentage set by each Municipality based on the sale price of the property

The percentage vary from 0% to 1.5%

Northwest Territories

Value of the land <= $1 000 000

$1.50 for each $1000 of value with a minimum of 100$

Value of the land > $1 000 000

$1500 + $1 for each $1000 of value over $1 000 000

Nunavut

Nunavut do not charge any property or land transfer tax

Ontario

  • 0.5% on the portion $0 to $55 000
  • 1% on the portion $55 000,01 to $250 000
  • 1.5% on the portion $250 000.01 to $400 000
  • 2% on the portion $400 000,01 and more
  • 2.5% on the portion $2 000 000,01 and more where land contains 1 or 2 single family residence(s)

1% of the greater of: purchased price or assessed value

Saskatchewan

  • Free for value of $0 to $500
  • $25 for value of $500,01 to $8 400
  • 0.3% for value of $8 401 and greater

  • $50 for $0 to $99 999.99
  • $100 for $100 000 to $499 999.99
  • $200 for $500 000 to $999 999.99

  • $600 for $5 000 000 to $9 999 999.99
  • $800 for $10 000 000 to $19 999 999.99
  • $1000 for $20 000 000 and greater
